What we do not do: We do not perform major electrical, major plumbing, HVAC, roofing, or structural work.
Pricing Based on a 2-Man Crew (Labor Only). Below is standard pricing for a 500 sq ft 1-bed/1-bath unit. This includes: kitchen, bathroom, bedroom, living room, hallway, and all common areas inside the unit.

Light Unit Renovation

Includes:
• Full interior paint (walls, ceilings, trim)
• Simple patchwork & blending
• Baseboards & trim repaint
• Door painting
• Kitchen & bath touch-ups
• Light plumbing hookups (vanity, faucet, P-trap, toilet reseal)
• Light carpentry (doors, locksets, frames, blinds)
• Caulking throughout
• Cleaning & turnover prep
• Minor hardware installs (towel bars, knobs, etc.)
Best for:
Rental turnovers, units in decent shape needing a cosmetic lift.

Standard Unit Renovation
(Full Cosmetic Reno)
$5,500 – $6,500
Includes everything in Level 1, PLUS:
• Kitchen updates (vanity/cabinets install, counters provided by client)
• Bathroom updates (vanity install, mirror, bath fixtures)
• Trim/baseboard repair or partial replacement
• Small window replacement (labor only)
• Banister or railing install
• Tub glazing coordination
• Door replacement(s)
• Deeper cleaning & detail finishing
• Minor flooring prep (underlayment, transitions)
Best for:
Units needing a clean, modern update before listing or renting.

Full Unit Renovation
(Market-Ready Full Refresh)
$6,500 – $8,000
Includes everything in Levels 1 & 2, PLUS:
• Full teardown of damaged sections
• Removal of old kitchen/bath components
• Full flooring removal & install (materials provided by client)
• Full trim/baseboard replacement (labor only)
• Subfloor patching/leveling (minor)
• Full bathroom/kitchen labor rebuild (no major plumbing or electrical)
• All finish carpentry
• Installation of all client-provided fixtures
• Deep clean + final walkthrough for a turn-key finish
Best for:
Fix-and-flip investors, turnkey operators, and any property needing a ready-for-market transformation.
